Senior facility to fund the acquisition and planning costs of a mixed-use scheme in Camden, London.

The proposed development once consented will consist of student accommodation, residential and commercial office space. It is anticipated that planning consent will be obtained in early 2024 and the scheme delivered by 2027.

The GDV of the proposed development once completed is £200m. This landmark development with provide communal gardens open to the local community as well as creating employment opportunities.

ESG: The new development will be designed to minimise energy usage and carbon emission through the use of air source heat pumps, PV panels and mechanical ventilation heat recovery. In addition, blue and green roofs will be incorporated to support local wildlife.



Retirement Development, Greater London


Two Stretched Senior facilities to fund two separate retirement living projects for the same borrower.

The first facility was utilised to refinance the development lender on a recently completed 53-unit scheme in Greater London. The second facility will fund the construction works of a 52-unit project in Surrey which will be completed in 2024.

Once completed the two schemes will have a combined value in excess of £80m and provide much needed high-spec retirement accommodation to the local communities.

The borrower is an experienced developer and a market leader within the retirement living sector.

ESG: The design of the buildings includes green walls and together with a net increase in the quantity of trees on both sites will support local wildlife. Energy saving features have been incorporated into the build and both sites have provision for electric car charging. Additionally, 24 full time jobs will be created once both sites are fully operational.

Working with a highly-experienced and regarded real estate investment manager, the borrower will shortly submit an application to transform the site, a former educational building, into a small number of mews-style houses.

The houses, once complete, have a forecast GDV in excess of £50m.

The site is located less than five minutes' walk from the main campus of Royal Holloway, part of the University of London and features a gym, residents' lounge, cycle storage, landscaped gardens and quiet study areas. The scheme was successfully delivered for the 2021/2022 academic year.

The project was delivered by Danehurst Developments, a specialist developer of purpose-built student accommodation. Mezzanine investment to support the first phase of a development of 1,725 new homes, commercial space and school in Cheshunt, Hertfordshire.

The entire site, situated adjacent to Cheshunt station, and which includes the former Tesco HQ, will deliver 1,725 new homes, including a minimum of 185 affordable homes, along with approximately 200,000 sqft of commercial space and a two-form entry primary school. This is the second transaction that Beaufort has completed with multiple award-winning development and construction company, Torsion Group. This project was undertaken by Torsion in joint venture with DR2H, a Coventry-based firm specialising in the delivery of serviced residential and mixed-use developments.
